The Move

With all inspections completed, the project received a conditional Certificate of Occupancy on April 15th. This allowed The Food Bank to go through with the plan to move inventory and operations the weekend of Patriot’s Day. A Physical Inventory was conducted on Thursday April 16th and the move began on Friday the 17th. The inventory move went very smoothly. As we had brought inventory levels down to some 600 plus pallets, the time it took to transfer product to the new facility was considerably less than was planned. By tracking each pallet and creating unique locations for each trailer load we were able to track and manage inventory effectively during the move. The wireless network bridge between the two facilities worked well and was able to facilitate the receiving and put away at 70 South Bay. This bridge has remained up to facilitate the volunteer and salvage operation at 99 Atkinson now that the server is located in the new facility. The assistance of staff and trailers from Shaw’s as well as equipment from Hyster were instrumental in the success of the move.

 

Operations were underway in the new facility by Tuesday April 21st and the first agency orders were shipped out the morning of Wed. the 22nd. On May 5th, after receiving all paperwork and amendments to the building plans, the Inspectional Service Department awarded The Food Bank our final Certificate of Occupancy. While receiving, shipping and all office operations were up and running in the new building, the salvage operation remained at 99 Atkinson as the build-out of system was completed.

 

Final Phase of Construction

By the end of May the new salvage sorting operation was complete and volunteers will begin sorting in the new facility in June. Also by month’s end, the hangar doors were installed, the wheat logo was erected above the east stair head house facing the highway, the Marketplace coolers and freezer were fully installed, and site work was completed. We continue to work with Consigli to address and resolve punchlist items; staff have been assisting in this by documenting items they notice that require attention by Consigli or sub-contractors. 

 

Over the past two months, work progressed and was completed on numerous owner-controlled scopes of work, including: installation of bird control track on the roof ledges facing South Bay Ave.; installation of a water filtration system; installation and set-up of the Audio / Visual system in the Lobby, Board Conference, Training, and Staff Lunch rooms; erection of GBFB logos, donor recognition, and way-finding signage; and the purchase and install of new warehouse equipment including high bay lifters, opportunity battery chargers, and a stretch-wrapping machine. As well, we have been contracting our own carpenter and electrician to address some finish work needs, including hanging paper towel holders, door hooks, and shelving; wiring for the battery charging area; and adjustments to the emergency generator load. Trainings have been held on the new systems in the building including the lighting controls, HVAC controls, fire alarm and security systems and we continue to work with sub-contractors on refining our control of these systems.  The construction of 70 South Bay is now virtually complete. 

 

Street Work

While the finish work on the building has been ongoing, the street work project through the PWED grant has been moving along with an estimated completion date now of mid-July. By the end of May, the sidewalks around the building have been largely complete and a base coat of asphalt has been laid. Work is now progressing toward Topeka and Atkinson St.s on excavating the existing asphalt and preparing the roadway for the new finished surface. Once this work is complete, The Food Bank will move the current entrance to the staff and visitor parking lot to the South Bay Ave side of the lot.

March 2009

The project passed a very significant milestone in March receiving the Temporary Certificate of Occupancy. Numerous inspections were passed on the way to this achievement including Life Safety, Fire Alarm and Sprinkler, Emergency Power and Generator Tests, and Elevator tests. After receiving the TCO, The Food Bank officially took control of the building and began the install of owner-controlled scopes, including: the racking; the reclamation conveyor system; furniture; the security system; tel / data lines; the audio visual system; the trash chute (located by reclamation); the material lift; and refrigeration doors.  Work began on most of these systems on or after March 16th. By month’s end some installers have either completed or neared completion of their install and the building is beginning to take its final shape.  Racking is almost entirely complete and labeled, new security cameras and card readers are up, the material lift in salvage has been installed and the conveyors themselves are beginning to take shape.

As owner vendors work on installing these systems, Consigli and their subs have been hard at work on addressing and fixing items on the punch list and working on their remaining scope of work. With the thawing of the ground, site work began on the western edge of the site and will work around toward the west. Hangar doors began to be installed this month starting closest to the main entrance by the shipping docks.  Sprinklers were installed in a few locations within the racking after the racking was installed. This work is currently scheduled to be complete before the Certificate of Occupancy inspection on April 15th.

Work on street improvements through the PWED grant (Publics Works Economic Development) progressed this month with the railroad track and ties being removed from South Bay Ave. and Topeka St.  On South Bay Ave. in front of the new facility, asphalt was removed, the street has been excavated, and new drainage systems are being installed. We are working toward getting the base coat of asphalt and sidewalks installed before the move, currently scheduled to begin April 17th.

February 2009

The building grew closer to substantial completion during February. Finish work continued in both the 2nd and 1st floor offices with millwork, carpeting, ceiling tile, and doors and hardware continuing and nearing completion.  In the warehouse, all lighting is now completely installed. The install of the elevator continued through February along with the drywall at the elevator doorways. Work progressed around the entryway with the main entrance storefront door going in, taping and sheetrock in the lobby, and prep work for the entry ADA ramp.

The most notable change during the month was the installation of The Food Bank letters on the roof. With the building completely closed up, the roofers have begun to install flashing on the roof edges. Installation of the architectural tabs continued through the month as well. The building now has permanent power, gas, and water for sprinkler systems; we are working with Boston Water and Sewer to finalize the domestic water service.

By month's end, the architect and owner have begun adding items to the punch list and Consigli will work with their subs on addressing these. Work on the punch list will continue after we receive the Temporary Certificate of Occupancy (TCO) and the Owner subs are on site. Other work that will also continue after TCO includes the grading of the detention / drainage ponds along the north, west, and east edges of the site as the frozen ground has made it necessary to hold this work off.

January 2009

A lot of progress had been made on finishes in the interior of the building this month. In the 2nd floor office area, final coat of paint is almost complete. Most lighting fixtures have been installed on the 2nd floor and above ceiling inspections have been conducted. With this inspection passed, ceiling tile has begun to go up along with the installation of carpeting and millwork. On the first floor, the base coat of paint has gone up with the final coat to follow. Above ceiling inspection for first floor office areas is scheduled for early February; ceiling tile, carpeting, and millwork will follow. Lighting has begun to go up in the warehouse including in the cooler / freezer. Bathroom tile and fixtures have been installed on both floors. Elsewhere in the interior, the topping slab for the freezer was poured toward the end of the month and curing is underway. Some doors into the office area have been installed and toward the end of the month, roll-up doors began to be installed at salvage. During January the marketplace has begun to take shape with the cooler and freezer now almost completely built and glazing installed in between the marketplace and the lobby. In the lobby, the metal framing for the main stairway has been installed and work is progressing on the elevator.

On the exterior, the polycarbonate began to go up along the light monitor; by month’s end, the light monitor was largely complete with work begun on the north-facing clerestory and the lobby area. Corrugated metal paneling has been installed along the solar wall and in other areas. Drilling holes for the architectural tabs has begun and framing for the Food Bank letters on the roof is almost complete. Drainage along the north and west end of the site has begun based on an amended plan. Grading of the site is underway along the south and eastern edges of the site.

December 2008

 

The building finally was connected to the street gas line and began to receive heat early this month. With heat in interior areas, significant progress has been made in interior areas. Taping of sheetrock was largely completed and bathroom tile installed in the 2nd floor offices. Priming and painting has also begun on the 2nd floor with color now beginning to appear in the office area. The ceiling grid has also begun to be installed. On the first floor, installation and taping of sheetrock continued through the month and priming began by month’s end. Also on the building interior, the build-out of the freezer / cooler continued through the month with ceiling panels going in. Plumbing insulation was installed over the course of the month and detail work was performed on the dock doors.

On the building exterior, the dock ceiling assembly was largely installed. Prior to December the vibration control ceiling hangers had been installed and during the month three layers of plasterboard were erected along with the pans that will collect and expel truck exhaust. By month’s end the finish coat of plaster was being applied across the ceiling. Also on the building exterior, the final metal panels were installed around the salvage dock area. Framing for the solar wall was also installed in early December with the corrugated metal panels to be installed in the coming weeks. While the site continues to have tarping over the areas where polycarbonate will be installed, the first shipments of the polycarbonate have been delivered to the site and metal angles are going up prior to its installation. Work continues around the site on installing drainage along the north and west sides of the building.

We anticipate electrical hookups by mid-January. The continued support of Newmarket relationships has been significant in overcoming time conflicts with utilities.

November 2008

On the building exterior, the building is now largely enclosed and ready to receive heat. Work to tie the building into the gas main line in the street is complete and heat is scheduled to be turned on by December 8th. Metal paneling has been installed along most of the building exterior with some paneling still going up around the salvage dock area. Work has continued around the solar wall at the salvage area with masonry now installed and installation of the corrugated metal panels forthcoming. Areas where polycarbonate will be placed have been completely tarped until the material arrives; the material is on schedule for delivery on site on December 15th. Dock doors and dock levelers have also now been installed. After the dock area was graded and trench drains installed, a base coat of asphalt was applied with the top coat to be laid in the spring. Pads have been poured for the transformer, transclosure and generator. Grading of the site continued through the month and installation of drainage and retention ponds has been ongoing along the north and west edge of the site. Street work is scheduled to begin in the coming weeks and job site trailers will have to be moved to provide access. In the building interior, drywall installation continues on the 2nd floor; with electric heating units in use, taping of drywall has begun. Drywall has also begun to be installed on the first floor.  Installation of cooler / freezer panels continued throughout the month with the box now almost completely built out.

October 2008

On the building exterior, work continues to close the building in before the winter. Windows have been installed along the building front and installation of panels continues on the eastern wall around the salvage area. Dock levelers and dock doors are slated to be installed the first week of November. Areas where polycarbonate will be placed will be tarped until the material arrives in December. Roof insulation was completed this month, allowing for delivery and installation of roof top mechanical units and the evaporator condenser for the refrigeration system. In the warehouse, slab placements continued through the month. With all warehouse slab placements except the freezer top slab in, the installation of cooler freezer panels has begun. Masonry work continues in the warehouse area with work complete around docks and the marketplace and the solar wall being installed in salvage. Also around the docks, plumbing and ductwork was installed in the ceiling and the system for hanging the dock ceiling and limiting sound and vibration from trucks has been installed. In the office area, electrical and mechanical rough-work continues in some areas as coordination continues on locations of outlets and tel-data drop points. With wall and door framework largely complete, installation of drywall has begun.

September 2008

September saw some key developments in the building’s construction progress. On the building exterior, we are moving at a good pace toward tightening the shell before the winter. Metal panels have now been erected along the southern and northern faces of the building with work now progressing on the eastern face along I-93. As well, installation of the roof membrane continued throughout the month on the main and lower roofs; by month’s end, the roof membrane was largely complete with detail work remaining and work ongoing on the monitor roof. In the warehouse, with a patch of clear weather, crews were able to speed up the schedule of concrete pours for the warehouse slab. Going section by section, the slab has gone in from the northwest corner to the eastern wall with some smaller sections still remaining near the docks and salvage areas. A hardener is being used in the concrete slab leading to enhanced strength and a smooth finish. The masonry sub has completed the installation of CMU (concrete masonry units) around the agency dock area. They are now continuing to install CMU along the perimeter of the building foundation and at interior walls in the warehouse area. The 2nd floor office area continues to take shape with wall and door framing going in and rough-work for electrical and HVAC ongoing. The fire protection sprinkler system is also being installed on the 2nd floor. Toward the end of the month, work began on South Bay Ave. to make temporary tie-ins from the roof drains to the street storm drainage system and to make utility connections to the building.

 

The Cornerstone Ceremony was held on September 8th. Over 100 attendees including project donors, building trades, agencies and Food Bank Board members and staff were on hand for the unveiling of the cornerstone.

August 2008

As the project moves forward and the walls and interiors begin to take shape, we are starting to see a greater number of sub-contractors on site, from the mechanical, electrical, and plumbing subs to fireproofing and fire protection (sprinkler system) subs. The first slab on grade placement was poured on August 20th along the entryway and in front of the shipping docks. A second placement of the depressed slab for the freezer was poured on August 28th. Preparations continue for the pouring of the remaining placements of the first floor slab with installation of rebar, underground plumbing, electrical conduits, and the vapor barrier. In addition to underground work, the plumbing sub has also been installing roof drains in the warehouse throughout the month. The mechanical sub began installation of ductwork for the HVAC system mid-month in the 2nd floor office area and will continue into September. The drywall sub has been installing wall sheathing around the metal studs and wall framing along the southern wall of the building, around the 2nd floor offices, and at the roof terrace.  Erection of metal panels along the western wall began on August 15th and is nearing completion along this line; erection along the south side is scheduled to begin in early September. Finally, the roofing sub has installed the roof membrane and began installation of the roof panels over the office area in mid August. 

 

A Cornerstone unveiling will take place at the site on September 8th.

July 2008

The project passed the 50% completion mark in late July!  Slab on deck has been poured for the 2nd floor office area, catwalk, and roof deck. Roof top unit curbs and roof blocking are in the process of being placed in preparation for installation of roof insulation which will begin in early August. Underground plumbing and electrical is underway on the first floor and the vapor barrier has been laid in preparation for the first slab on grade placement, which is anticipated for August 6th.  Work continues on preparing interior slab-bearing pile caps for slab over the eastern side of the site. Excavation is complete around the freezer area at additional depth for the placement of a depressed slab; this is to accommodate a glycol loop which will minimize moisture on the floor of the freezer.  Erection of CMUs (concrete masonry units) is underway on the western and northern walls (1 line and A line) of the building in preparation for erection of metal panels in August.  Fireproofing of structural steel is ongoing throughout the warehouse.

 

The project received a Public Works Economic Development (PWED) grant from the state Executive Office of Transportation and the city during the month of July. In addition to $400K in funds from the city that have gone toward road improvements in the area, the Executive Office of Transportation has awarded the project $1.3M to cover the cost of street work for the building as well as street improvements on South Bay Ave., Topeka St., and Atkinson St. A press conference was held on July 10th announcing the award and was attended by Secretary of Transportation Bernard Cohen, Mayor Menino, and Rep. Gloria Fox.

June 2008

 

A Topping Off Ceremony was held on June 12th to mark the erection of the final piece of structural steel.  Ironworkers are also nearing completion of laying the decking for the 2nd floor and roof and continue to detail and finish structural steel. The installation of wire meshing on the 2nd floor deck has begun in preparation for pouring of slab on deck which is expected to begin the week of June 30th. Work has also begun on excavating and installing underground plumbing in preparation for pouring the first floor slab.  Interior pile caps are also being modified in preparation for the pouring of slab. Work on excavating and installing underground electrical will begun in the next couple weeks. With grade beams and pile caps complete around the salvage dock, backfill will begin the week of June 30th.

May 2008

 

Erection of structural steel continued throughout May at a good pace and is now 65% complete. Work began in the southeast entryway of the building and moved east along the front of the building. Once steel was in place for the office area, catwalk, and light monitor, decking was placed for the 2nd floor and roof.  Work then progressed north along the eastern edge of the site. I-beams and joists have now been erected over most of the dry storage area of the warehouse and work is now moving southeastward toward the refrigerated and salvage docks. As erection of steel progressed, Consigli continued foundation work on grade beams and pile caps in the south east corner of the building. Once grade beams in this area are completed and cure, steel will be erected over this last portion of the building. A "Topping Off" ceremony will be held with The Greater Boston Food Bank staff, Consigli, and ironworkers when erection of structural steel is complete. The last beam will be painted white and signed by all staff members before being erected.  Once the building frame is complete, work can then begin on fireproofing, pouring slab, installing underground utilities, and erecting perimeter walls.

April 2008

 

Pouring of grade beams and pile caps continued throughout April with work moving along the southern edge of the site from west to east. By month’s end, grade beams, pile caps, and anchor bolts were in place in the entryway and agency dock areas with backfill complete in preparation for erection of structural steel. The first delivery of structural steel arrived on the site on April 30th. Erection of structural steel began in the southwest corner of the site over the entryway and will be moving along the southern edge of the site and the docks toward the southeastern corner. Once the steel reaches the 5.4 line which marks the edge of the refrigerated docks, crews will begin to move toward the northwest corner of the site, erecting steel along the western perimeter and around what will become the dry storage area of the warehouse.  Decking has already begun in the entryway and dock areas; once decking is up, crews are able to erect beams for the second story and roof of the building. As the erection of structural steel moves forward, work on grade beams and pile caps continues in the southeast corner of the site around the refrigerated and salvage docks.

March 2008

As of the end of March, all piles have been driven on the site! The final tally is 272 piles driven. The pile survey is now complete and the pile-driving rig is off of the site, clearing room for better access to the southeast corner of the site. Delivery of steel is currently scheduled for April 28th. Once the steel is on site, the building will begin to go vertical. In preparation for this, erection of grade beams and forming of pile caps has been moving at a good pace both along the perimeter of the building and within the interior of the building footprint. Grade beams and backfill is complete along the northern and western perimeters of the site and is ongoing along the eastern and southern edges.  Grade beams and pile caps are in progress along the docks and entryway at the southern edge of the site. As well, the pit for the elevator has been formed.

February 2008

 

As pile-driving work progressed toward the eastern edge of the site, preparations for erecting grade beams began at the western and northern perimeters. The area around the piles in these column lines was excavated, piles were “munched” down to grade and pile caps were formed. Rebar was installed for the grade beams, formwork was placed, and concrete was poured. Testing of concrete strength and compression is being performed on a regular basis. By the end of the month, grade beams were complete along the northern and eastern perimeters and back fill was used to fill in excavated areas. As of early March the grade beam along the eastern perimeter is being prepared for concrete pouring and excavation around piles along the southern perimeter in preparation for forming and pouring of pile caps was underway. To date 253 piles out of 270 have been driven; it is anticipated that all pile-driving will be complete by the week of March 17th.

January 2008

Pile-driving continued at a good pace through the holidays and into the New Year.  As of January 29th, there were 162 piles driven on the site with an average depth of 150 feet.  As piles are driven, some of the taller piles have been cut down to allow the rig access to the next pile and in preparation for installing pile caps.  Consigli Construction has arranged for a seismograph to be monitored on site in order to ensure that pile-driving does not negatively impact neighbors.  As pile-driving continues, Consigli has been working closely with the Food Bank’s architectural firm Chan Krieger Sieniewicz on finalizing the design for the building in preparation for going vertical in April.

December 2007

After the completion of pre-excavation at the site, pile-driving sub-contractor Allied began delivery of the pre-cast piles to be used in the building.  Using two cranes and a pile-driving rig, engineers and crews first drove test piles into the ground in order to determine the depth at which the actual piles for the building need to be driven.  Testing was reviewed by geo-technical consultants McPhail and production pile-driving began on Dec. 18th. Pile-driving is expected to last until the end of January with an average of 6-10 piles driven a day.

November 2007

Crews from subcontractor W.L. French completed excavation of the foundation of the old incinerator at 70 South Bay Ave., removed rebar and concrete, and prepared the site for pile-driving.   The pile-driving rig was set up by subcontractor Allied in preparation for driving the 268 piles that will support The New Food Bank.   Paving and other work on the parking lot at 100 Topeka that supports the current site at 99 Atkinson as well as the new facility at 70 South Bay was overseen by Consigli and completed by French.

Summer/ Fall 2007

Ground-breaking ceremonies were held on the site at 70 South Bay Ave. on June 6, 2007 to mark the beginning of construction of the New Food Bank.  Project Architect Tom Sieniewicz from architectural firm Chan Krieger Sieniewicz, representatives of Consigli Construction Co., The Food Bank’s construction management firm for the project, Lieutenant Governor Timothy P. Murray, Boston Redevelopment Authority Executive Director Harry R. Collings, and America’s Second Harvest President Vicki Escarra all joined Catherine D'Amato, President and CEO of The Greater Boston Food Bank, The Food Bank's Board of Directors and staff for this significant occasion.

The Food Bank is using a phased approach for construction of the new distribution center; permits will be secured and work undertaken on the foundation of the building while final design elements are being completed for the building itself.  Prior to the conveyance of the land to The Food Bank, extensive soil testing and site surveys had been conducted to assess the feasibility of the site.  Based on these surveys and drawings of the incinerator foundation, excavation of the site began in late October.
